Aiosell vs PriceLabs: Hotel Dynamic Pricing Compared

6 min read

PriceLabs grew up serving vacation rental hosts and now has a separate product for hotels. Aiosell started from the hotel side, with a property management system, channel manager and booking engine, and added pricing to the same login. So when a hotel owner compares them, they’re really comparing a specialist pricing company that brought its engine to hotels against a hotel platform that has pricing built in. Both can work. It comes down to what you already own and how much you want to look at the numbers yourself. Some owners love a dashboard. Others want the rates sorted and the software left alone. I used PriceLabs’ hotel pages and listings for their side, and aiosell.com for Aiosell. Prices and features move fast in this category, so confirm the current details with each vendor before you commit. I’ll also say where I couldn’t confirm something, instead of guessing.

How PriceLabs builds a price

PriceLabs describes a Hyper Local Pulse algorithm that tracks up to 350 nearby properties every day from sites like Booking.com, Airbnb and Vrbo, then blends that with seasonality, holidays, local events and your own bookings and occupancy. You can set a base, minimum and maximum price for each room type, add seasonal profiles, and adjust for occupancy, day of the week and lead time. Those are the same levers most revenue managers pull by hand. The difference is that software does it for every date, every day. The feature I like most on paper is explainable rates. Click a date and you see the base price, the market factors and your customizations that produced the number. For a revenue manager who has to defend decisions to an owner, that’s genuinely useful. It’s also reassuring for anyone nervous about handing pricing to software. Any tool that shows its reasoning makes it easier to spot when the data is wrong, which does happen.

How Aiosell builds a price

Aiosell’s hotel revenue management software is driven more by your own occupancy. It prices each room on a linear scale as the hotel fills, uses real-time occupancy from bookings in the last 48 hours, and layers on weekday, month, date and season adjustments. Competitor rates, market demand, and events are outside inputs, and you can set it to move above or below certain thresholds when rivals change. You choose a minimum and maximum for each room and rate plan, and any date can be overridden by hand. Room types and rate plans link to the base rate by a fixed amount or percentage. I didn’t find a click-a-date explanation like PriceLabs’ on Aiosell’s page, so ask for a demo of how you’d trace a price back to its causes. That’s a fair thing to ask of any pricing tool, and a good vendor will welcome it.

Sync speed and how rates go out

PriceLabs says rates sync once a day by default, with premium upgrades adding two more scheduled syncs, and a Real-Time Sync add-on that recalculates when bookings, cancellations or blocks happen, up to 24 times a day. Aiosell says its rates can change several times a day, and the new price goes out instantly to connected OTAs through its channel manager. The practical question is how fast demand changes in your market. A resort with last-minute rushes needs quick updates. A quiet guesthouse might be fine with one sync a day. Think about your own booking pattern before paying for speed you won’t use. A hotel that fills weeks ahead has different needs from one that fills the night before. Ask both vendors what the default is, what costs extra, and what happens when a sync fails, because stale rates can leave you underpriced for hours. It’s also worth asking whether a sync can be triggered by hand when you know something the system doesn’t.

Integrations and cost

PriceLabs connects to more than 60 hotel PMSs and channel managers, including Cloudbeds, Mews, apaleo, MiniHotel and Octorate, and its hotels page lists plans starting at $19.99 a month per room, with a 30-day free trial and no credit card. Other listings describe the price per user, so check which applies to you. Pricing models like this can change the bill a lot. Aiosell’s pricing tool plugs into a PMS or channel manager, or runs inside its all-in-one platform. Revenue Pro, with the channel manager, booking engine, and reviews tools included, is $7 per room per month up to 10 rooms, $6 for 11 to 30, $5 for 31 to 50, and $4 above, and the pricing tool alone is a $5 per room add-on. See the pricing page for current numbers, and compare the full stack you’d pay for, not just the pricing line. If you already pay for a PMS and a channel manager, those get counted too.

Choosing between them

If you already have a PMS and channel manager you like, and you want detailed market data plus explainable rates, PriceLabs is a serious option, and its 30-day trial is generous. If you’d rather have pricing, distribution, and operations from one vendor, or you’re about to change systems anyway, Aiosell makes more sense. Whichever you try, run it on a normal month, compare RevPAR and ADR with the same period last year, and look at how many times you override the price. Frequent overrides mean the settings or the tool aren’t fitting yet. Keep notes, because they make the conversation with the vendor much more specific. Saying you overrode eleven Saturday prices last month gets a better answer than saying it feels off.

Aiosell’s strongest point is that pricing lives in the same login as your property management system, channel manager, and booking engine, so rates don’t have to be exported and uploaded between tools. The site claims AI pricing can lift revenue by around 30%, and one client reports 20 to 50%, but those are company and customer figures. Try the 15-day free trial on your real rooms, and measure what happens instead of trusting any number you’re shown. Do the same for PriceLabs, and be fair about it. Give both the same rooms and the same dates, or the comparison means nothing.
