Aiosell vs Beyond Pricing for Vacation Rentals

6 min read

Beyond Pricing, now just called Beyond, is a dynamic pricing platform for short-term rentals. It connects to Airbnb, Vrbo and Booking.com and adjusts your nightly rate based on demand. Aiosell started in hotels but also has a vacation rental plan, with pricing built in to its all-in-one option. So a vacation rental owner can end up comparing a pricing specialist with a hotel-style platform. They aren’t built the same way, and neither is trying to be the other. Before going on, a note about my sources. Beyond details come from a 2026 review on bnbcalc and Capterra and G2 ratings quoted there, and Aiosell details come from aiosell.com. Fees, plans and rules change, so confirm them yourself. Pay attention to the date on any price you read, including mine. I’ll also say where Aiosell’s rules might rule you out, because that matters more than any feature. If you only have one or two listings, you may be able to skip half of this post.

How each one charges you

Beyond charges a percentage of monthly bookings, not a flat fee. According to the review, that’s 1% on Growth, 1.25% on Pro and 2% on Performance, with Guidance and enterprise plans by quote. Accounts default to Pay on Book, and Pay on Stay costs 1.49% charged at check-in. The review couldn’t confirm whether the percentage also applies to cleaning fees. Aiosell’s vacation rental All In One plan, which includes the revenue management system, is $4 per unit per month for up to 5 units, $3 for 6 to 20 units and $2 above 20, with a $10 minimum bill. So ten units that bring in $4,000 each a month would cost about $400 on Beyond’s lowest percentage, and roughly $30 at Aiosell’s $3 tier, if the tier applies to every unit. That’s rough math, but the gap is why fee structure matters. A percentage feels cheap when revenue is low and heavier when you have a great year.

The eligibility catch on the Aiosell side

Here’s the part I’d read twice. Aiosell’s vacation rental pricing has conditions. Units need to be under the same brand, with at least 5 units in the surrounding area, each with a separate entrance, and no front desk, daily housekeeping or room service. A unit can be an apartment, villa, homestay, cabin or a hostel with no more than 5 rooms or beds. Aiosell may also decline vacation rental pricing for a unit. On top of that, the VR Basic and VR Pro tiers don’t include the pricing tool at all, only the All In One tier does. So a host with one cabin probably isn’t who this plan is written for. Beyond’s review says it fits hosts with one or two listings well. That’s a fair reading of the percentage model too, since small revenue means a small fee. Be honest about which group you’re in before you start comparing features. It saves you a trial that was never going to work.

What the pricing engines do

Beyond’s engine uses live search demand and local booking history, and the Pro tier adds search-powered pricing. It has orphan-day pricing for one- and two-night gaps, a Health Score for listing setup, an Insights tab with market pacing and comp-set rates, and owner reports for monthly statements. If you manage homes for other owners, that report matters a lot. It also offers Neyoba, an AI assistant, Relay for channel sync and Signal for direct-booking websites. Aiosell’s revenue management system uses occupancy, booking window, competitor rates, market demand and event calendars, with a minimum and maximum for each unit, date overrides, and adjustments by weekday, month and season. Direct bookings run through its booking engine and website. Orphan-day pricing isn’t something I saw on Aiosell’s page, so ask about gap nights. Gap nights are where small portfolios lose the most money, so don’t treat that as a side question.

Support, contracts and the fine print

The review’s most common complaint about Beyond is support, which is mostly ticket-based with little phone help. It also says the contract is one-sided, with termination fees that can be costly, and that Airbnb’s Smart Pricing can clash with Beyond unless you switch it off first. Percentage fees also rise as your revenue rises, with no flat cap. None of that makes Beyond a bad choice. It does mean you should read the contract before you click accept. Ask Aiosell about contract length, cancellation terms and support hours too, and get the answers in writing. It’s boring, but it’s the part that protects you. A cheap plan with bad exit terms often costs more than an expensive plan you can leave in a month. Notice periods are easy to miss, so read that line twice.

Which one fits you?

If you have one or two listings, want pricing on autopilot and you’re happy paying a percentage, Beyond is built for you. If you run five or more units under one brand, want a flat per-unit price, and need a channel manager, booking engine and more in the same login, check whether you qualify for Aiosell’s plan and then try it. Whichever you test, run it for a full month, compare nightly rates with what you’d have set, and check revenue against the same period last year. Write down every time you override. That log tells you whether the tool is helping or just adding another login to your day. Watch your occupancy as well as your rate, because a higher price that leaves nights empty isn’t a win.

Aiosell’s pricing tool sits alongside the property management system, channel manager and booking engine, and the website claims its AI pricing can raise revenue by around 30%, though that figure is the company’s own. If your units qualify, the 15-day free trial lets you test it on real listings without a contract. If they don’t, it’s better to know now, and Beyond or another specialist may be the right answer for your portfolio. There’s no prize for forcing a fit. Start with your unit count and layout, and let that narrow the field
